Congrats! Your project has been submitted for a permit and you’re currently in the Construction Administration phase of our work together. Just to go over a few items that often come up as questions, we’ve created a protocol sheet.

  • Contract Changes

    Any changes to the drawings that are currently submitted for permit will need to be documented. These changes can have (3) effects:

    a. General Contractor scope changes: Usually addition of scope can lead to a change order or a change credit. It’s best to review this with your GC and your contract with them.

    b. Construction Document changes: We highly recommend documenting all changes on paper to make sure that the drawings are fully coordinated. These changes will have an hourly rate for design and documentation based on our original contract.

    c. Local Jurisdiction changes: Depending on the scale of the changes could be required to be resubmitted to the local jurisdiction.

  • Site Visits

    Are necessary for checking quality and quantity of the work done on site. Each site visit is also billed hourly, so we suggest the following milestone for site visits:

    a. Pouring Foundations

    b. Framing - Rough Carpentry

    c. Window installation

    d. Electrical/ Plumbing rough-in

    e. Finish carpentry

    f. Punch List - Project closeout

  • Reviewing Payments

    If you have a bank loan they will be reviewing payment applications, but we can also double check that the progress on site matches the amounts billed. We cannot verify the cost of materials or labor, but we can verify the percentages complete.

  • On-site issues that arise

    On site issues can arise and require near immediate attention. We ask that we have 48 hours to resolve these issues so that we can be thorough in our work and coordinate with all necessary parties.
